Assessment and approval of tenants fit out proposals including interface with complex mechanical, electrical and life safety installations. Tyburn Consulting were engaged to provide advice on queries raised during lease negotiation, to assess the tenant’s proposed scheme of alterations and to carry out inspections during the fit out works to ensure that agreed processes were adhered to.

Working closely with the Managing Agents, we were engaged to not only look at a Licence to Alter application for one of the apartments, but we were also commissioned to produce a planned and preventative maintenance strategy for the block and to specify external works of repair and redecoration.

The Freeholder of the building engaged us to compile a schedule of dilapidations and to serve this on the tenant at the end of the lease term. The service included for negotiation on the content and the associated costs.

Working with the tenant, we were instructed to approve the initial restaurant fit out and subsequent upgrades. This included for external and internal alterations and for changes to services infrastructure.

We were engaged to review a substantive Licence to Alter application which included for internal and external works incorporating a significant extension and upgrade to the front of house accommodation. We included for reviewing and monitoring façade repairs to the existing towers.

We are retained as building surveyor to the Freehold management board and report regularly on tenants’ alterations. We are in the process of carrying out an audit of the existing accommodation which incorporates almost 600 apartments, multiple retail outlets and 3 levels of under ground parking.

We were engaged by the Freeholder to monitor the complete refurbishment of the existing commercial building incorporating extensions to the existing accommodation. We also reviewed and managed neighbourly matters in an effort to reduce the impact of the development.

We were instructed by the owners of the 3rd and 4th floor apartment to assist in managing a dispute over major internal alterations. Our tasks undertaken included for dealing with party wall matters, providing an expert report to the instructing solicitors, for liaison/ coordination between contractors and suppliers together with the management companies surveyor.
